Why infrastructure matters
AI workloads need computing capacity, reliable electricity and cooling. These facilities require capital before they can serve customers. The IEA identifies AI as an important driver of data centre electricity demand; that is industry context, not a measure of any individual project's credit quality.

A loan to a business
You finance a defined use of funds, such as site preparation, power systems or a data hall. This is lending to the borrower, not ownership of an AI company or its servers.
A repayment plan to assess
The borrower must explain which cash flows are expected to service the loan: for example, customer contracts, operating revenue or other documented funding. Project documents must substantiate the source and timing.
Project terms, not AI hype
Interest, maturity and collateral belong to the individual loan. Growth in AI demand does not by itself establish the borrower's ability to repay.

What needs to hold up
Alongside the business review, these are the questions that matter for infrastructure lending.
Power and delivery
Connection agreements, available capacity, permits, construction milestones and cost overruns. Delays can push back revenue.
Customers and cash flow
Signed contracts, customer concentration, occupancy assumptions and payment timing. Forecast demand is not the same as contracted income.
Collateral and recovery
Ownership, valuation, enforceability and the resale market for pledged assets. Equipment can become obsolete and recovery can take time.
