Regulation & safety

How CrowdHive is supervised, what protections exist, who audits us, and where your funds sit.

CrowdHive operates as a financial intermediary and is a Member of SRO VQF - FINMA-recognised Self-Regulatory Organisation. This means our anti-money-laundering procedures, client onboarding and conduct are supervised under the Swiss Anti-Money Laundering Act. We are not a bank and do not take deposits onto our own balance sheet, we facilitate lending directly between investors and vetted business…

Investments on CrowdHive are not covered by a deposit-guarantee or investor-compensation scheme, because you are lending directly to businesses rather than depositing with a bank. Your protection comes from a different place: every project is collateral-backed, funds are held in segregated client accounts, and our recovery process pursues defaulted loans until they are resolved.

Annual accounts will be audited by an independent Swiss audit firm; the appointment will be announced before launch. Alongside the audited annual statement we plan to publish a regular transparency report, downloadable from the Statistics page.

Yes. Client money is held in segregated CHF and EUR accounts with our Swiss banking partner, kept entirely separate from CrowdHive operating funds. Money you have not yet invested, and interest paid back to you, sits in that segregated account until you invest it or withdraw it.

Every project is scored before listing across financial leverage, sector and country risk, concentration, collateral quality and a final committee judgement. The result is a grade from A (lowest risk, lower rate) through BBB and BB to B (higher risk, higher rate). We do not currently list anything below grade B. Diversification is the single most effective way to smooth your returns. Investing EUR 100 in each of 10 projects spreads EUR 1,000 across ten borrowers instead of concentrating it in one. We suggest spreading capital across many positions and keeping any single project to a small share of your portfolio. Auto-Invest makes this easier to maintain automatically.

Investing in a project and receiving your monthly interest is free for you. There are no top-up fees, no fee for using Auto-Invest and no fees on withdrawals. Our revenue comes from the borrower side.

Funding your account, getting money out, minimums and currency handling.

Top up by SEPA bank transfer from an account in your own name to the personal IBAN shown in your CrowdHive dashboard. The minimum top-up is EUR 100 and there is no maximum. EUR transfers usually arrive within one business day. We do not accept cash or third-party transfers, the sending account must match your verified identity.

Request a withdrawal of any available (uninvested) balance from your dashboard. Withdrawals are sent back to your registered bank account and typically settle within one business day for EUR. Funds currently committed to active loans become available as borrowers repay at maturity.

The minimum withdrawal is EUR 50. There is no withdrawal fee for standard SEPA payouts to an account in your name.

Accounts are denominated in EUR, with CHF supported for Swiss investors. If you send another currency it will be converted by your own bank or our banking partner at the prevailing rate before crediting. To avoid conversion costs we recommend funding in EUR or CHF.

CrowdHive does not add a markup on currency conversion. If a conversion is needed it is performed at our banking partner rate; any spread is the bank rate, not a CrowdHive fee. Topping up in your account currency avoids conversion entirely.

Auto-Invest places your money into new projects automatically according to rules you set: the amount per project (from EUR 100), rate and term, maximum debt ratio, maximum LTV, credit-history requirements, whether to skip projects you already hold, and a minimum balance to keep in reserve. Yes, at any time. You can adjust the criteria, pause the strategy, or stop it entirely from your dashboard. Changes apply to future allocations only; positions already funded are unaffected and continue to pay as normal.

You can list eligible active investments for sale on the secondary market from your portfolio. Early exit takes place only when another investor buys your position; listing it does not mean it has been sold. A position becomes available for sale 15 days after the project reaches its funding target, and a claim bought on the secondary market can be re-listed 15 days after purchase. While a listing…

Welcome bonus, referrals, loyalty and when reward funds become available.

New investors who top up at least EUR 500 within 72 hours of opening their account receive a EUR 100 bonus. The bonus is credited once the qualifying top-up settles and the funds are invested, subject to the full terms shown at registration.

Bonus funds usually need to remain invested for a defined period before they can be withdrawn, to prevent abuse of the offer. The exact holding period is stated in the bonus terms. Interest earned on invested bonus funds is yours to withdraw as normal.

Opening an account, KYC documents, verification time, tax treatment and account types.

You will need a valid government-issued photo ID (passport or national identity card) and may be asked for proof of address and confirmation of the source of funds, in line with Swiss anti-money-laundering rules. Verification is completed digitally.

Most identity checks are completed within minutes of submitting your documents. In a small number of cases a manual review is needed, which can take up to one business day. You will be notified by email as soon as your account is verified.

Interest earned on CrowdHive is taxable income in most jurisdictions, and you are responsible for declaring it according to the rules where you are tax-resident. CrowdHive does not withhold tax on your behalf. If you are unsure, consult a local tax adviser.

CrowdHive is a fully responsive web platform that works in any modern mobile browser, so you can browse projects, invest and withdraw from your phone without installing anything. A dedicated native app is on our roadmap.

You can secure your account with two-factor authentication using an authenticator app (TOTP) or SMS codes. We strongly recommend enabling an authenticator app, and 2FA is required for withdrawals and sensitive account changes.

Getting started

First steps: KYC, top-up and your first investment.

Creating an account takes a few minutes. Register with your email, confirm it and complete identity verification. Once your account is verified, you can top up your balance by SEPA transfer and start reviewing projects. Registration is free and there is no obligation to invest.

Both private individuals and companies can invest. Individuals complete a standard identity check with a government-issued ID document. Companies go through a business verification: a recent commercial register extract, identification of beneficial owners holding 25% or more, and the ID of the authorised representative.

After your account is verified and topped up, open a project from the list, review the terms: the interest rate, term, risk grade, collateral and the source of repayment, and choose your amount. The minimum investment is EUR 100 per project. Interest is scheduled monthly and the principal is repaid according to the project schedule.

Risks and defaults

Late payments, defaults and what investors should expect.

The main risk is credit risk: a borrower may pay late or fail to repay. Related risks include country risk for projects outside Europe and currency risk where a borrower earns revenue in a local currency while the loan is in EUR or USD. Returns of 10-17% exist precisely because these risks exist. Investing involves risk, including the possible loss of capital, and returns are not guaranteed.

Every project carries a grade from AAA to B. The grade and the interest rate move together: AAA projects pay around 5-7% and carry the lowest assessed risk, while B projects pay 17% and above and carry meaningfully more risk. A higher rate is compensation for risk, not a gift. Use grades to build a mix that matches your own risk tolerance rather than concentrating on the highest rate.

The borrower receives formal notice and a defined grace period to cure the missed payment. Many delays end there. If the default is not cured, the loan can be accelerated and collateral enforcement begins.

Yes. CrowdHive investments are not bank deposits and are not covered by any deposit-guarantee or investor-compensation scheme. Collateral and centralised recovery reduce risk but do not remove it: if enforcement proceeds fall short of the outstanding debt, investors bear the loss on the remainder. Never invest money you cannot afford to lose.

Monitoring continues through the life of the loan: whether interest arrives on schedule and whether the source of repayment is developing as planned, for example construction milestones or portfolio performance. If a borrower misses payments, BellaVista Invest One AG acts as Collateral Agent and conducts recovery on behalf of all investors, so you never need to pursue a borrower in court yourself.

No. Investing in a project, receiving monthly interest and using Auto-Invest are free for investors. There are no account fees and no fees on top-ups. Our revenue comes from the borrower side.
